Booking
terms.
$695 per night includes up to 20 guests. Each guest above 20 costs $10 per person per night, up to a total of 56 guests. A two-night minimum applies. Cleaning is $250 per stay. A $400 refundable damage deposit is charged at booking. Applicable tax is added before payment.
Check-in is at 3 PM and check-out is at 11 AM, in local Missouri time (America/Chicago). Check-out is not an additional night.
The full amount is paid when you book. Selecting dates does not hold or reserve them. Once secure checkout opens, dates are temporarily held while you pay. Your reservation is confirmed after payment verification and a final calendar check.
Cancellation
Lodging and extra-guest charges are fully refundable if you cancel at least 14 days before check-in, 50% refundable from 7 days up to less than 14 days before check-in, and nonrefundable less than 7 days before check-in. The cleaning fee and damage deposit are always returned when a stay is canceled before check-in. Applicable tax on refunded charges is adjusted with the refund.
If you book with check-in beginning within 14 days, you may cancel within 24 hours of making the reservation for a full refund. Cancellation windows are measured against the 3 PM check-in time. A submitted cancellation retains its original request time while processing.
For example, a two-night stay with up to 20 guests is $2,040 before tax. A cancellation 7–13 days before arrival refunds $695 of lodging, the $250 cleaning fee, and the $400 deposit: $1,345 before applicable refunded tax. A cancellation less than 7 days before arrival refunds cleaning and the deposit: $650 before applicable refunded tax, unless the 24-hour exception applies.
Use your reservation link to cancel before check-in. Cancellations after check-in or bookings requiring review must be handled with the owners. Refunds go back to the original payment method; your bank determines when they appear.
Damage deposit
The $400 deposit is returned after the stay, contingent on a satisfactory owner inspection. It is not automatically refunded before the property’s condition is checked.
